When deciding whether to become an Airbnb host, it is important for you to understand the laws in your city. As a platform and marketplace we do not provide legal advice, but we want to give you some useful links that may help you better understand laws and regulations in Truckee. This list is not exhaustive, but it should give you a good start in understanding your local laws. If you have questions, contact the Town of Truckee’s Short-Term Rental Division directly.

Registration

Hosts must obtain a “transient occupancy registration certificate” in order to provide stays for less than 30 days, and renew on an annual basis. There are a maximum of 1,255 registration certificates available in Truckee, and only one permit will be issued per property. ADUs and multi-family units are no longer eligible to apply for a new registration certificate, nor are properties purchased within 365 days of application.

Waitlist

Once the 1,255 registration certificate cap has been reached, the Town will maintain a waitlist and applications will be processed in the order in which they were received. The application process will open up to those on the waitlist as registration certificates become available. At the beginning of each quarter, the Town will provide information on the number of properties on the waitlist and the number of new registration certificates issued the prior quarter.

Operating requirements

Please refer to the ordinance for operating requirements related to noise, trash, parking, occupancy, and building and fire code safety. Violations will result in fines starting at $1,500 per day.

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations.

Taxes and fees

Hosts in Truckee are required to collect and remit the 12% Transient Occupancy Tax and the 1.25% Truckee Tourism Business Improvement District Assessment on stays under 31 nights. Get more details.
