When deciding whether to become an Airbnb host, it is important for you to understand the laws in your city or county. As a platform and marketplace, we do not provide legal advice, but we want to give you some useful links that may better help you understand relevant laws and regulations in Boulder. This list is not exhaustive, but it should give you a good start in understanding your local laws. If you have questions, please refer to the City’s Short-Term Rental Licensing, Boulder Planning and Development Services or other city agencies directly, or consult a local lawyer or tax professional.

Short-Term Rental License

  • Short-term rental operators in Boulder must obtain a valid short-term rental license. Boulder requires hosts to register by applying here and paying a fee of $130. This license must be renewed every four years.

Hosting Eligibility

  • Primary Residency Requirement. You will be asked to provide documentation verifying your listing as your primary residency. Some examples of acceptable documentation are: Driver’s license, tax documents, voter’s registration, and state-issued ID card.

  • Permit Posting Requirement. You are required to include your short-term license number on your listing. You may include your short-term rental license number on your listing by going to Manage Listing and Calendar > Location (under the Listing section). In the “License or registration number” field, type in your license number following the two acceptable license formats for Boulder. There are two formats: RHL-01234 and RHL2016-12345

  • Building and Housing Standards. Boulder enforces rules and regulations specifying minimum construction, design, and maintenance standards for buildings, including regulations on habitability, health, and life safety. Certain regulations applicable to residential and non-residential uses may be relevant to your listing. For more information, please review the Building and Fire Code for the City of Boulder or contact Boulder Planning and Development Services directly.

  • Other rules. It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Only property owners are eligible to receive a short-term rental license.

Requirements for Operating your Listing

  • You can go through the Boulder Municipal Code pertaining to short-term rentals. All short-term rentals must provide a rental packet containing contact information for the host and a local responsible party, safety information, as well as relevant City rules and restrictions. Each listing must have an operable smoke detector, carbon monoxide detector, and fire extinguisher

  • Taxes. Boulder imposes a 7.5% Accommodation’s Tax on reservations of fewer than 30 nights. For tax information, contact the Tax and Licensing Division at 303-441-3051.
