A lovely characterful and cosy cottage located in a private road in the quiet village of Docking, just a few miles from the coast and beautiful Brancaster beach. With vaulted ceilings, exposed brick fireplace and wooden beams, this is a relaxing and romantic couples retreat. Sexton's Yard has a really lovely welcoming feel as soon as you step inside the front door. Managed by the owners who live close by, a stable door opens into the open-plan living area which has a beautiful exposed brick feature fireplace with multi-fuel stove. With comfortable seating and dining space for four people and a Smart television with WiFi and radio the room is great to snuggle up in with a glass of wine. The kitchen is well-equipped and comes with modern appliances and solid oak work surfaces and perfect if you want to cook. Upstairs you will find two stylish bedrooms both with double beds and a shower room. Outside there is a sunny fully-enclosed shingle courtyard garden with garden furniture so you can soak up the rays and dine alfresco or enjoy the homemade cake the owner bakes for you on arrival! Additional Information Bedding is feather. (Synthetic bedding is available, please request this when booking). Due to the age and character of the cottage there is restricted head height in the sitting room which measures 1.73m (68"). Two well behaved small dogs are welcome (small additional charge). Ground Floor: Open-plan living area A stable door leads into the lovely open-plan sitting room/dining area which features painted beams, exposed brick chimney breast with wood burning stove. There is a comfy sofa, wing chair and coffee table with lamp. A window looks out to the front of this charming cottage which has bespoke shutters fitted to the windows. There is a dining table with four chairs and a wall mounted flat screen Smart television with radio and internet. Open-tread stairs lead to the first floor bedrooms. Kitchen A well-equipped galley-style kitchen with shaker style units with oak work surfaces and ceramic sink with mixer tap. Appliances include integrated washer/dryer, slimline dishwasher, larder fridge and electric oven and hob with matching cooker hood. There is a microwave and wall-mounted heated towel rail. A window looks onto the front courtyard garden area. First Floor: Master bedroom A lovely room full of character with vaulted ceiling, exposed chimney breast and beams. Double bed with crisp white bed linen, wall lighting and double wardrobe with drawer space, chest of drawers with lamp, mirror. Bedroom two 4' double bed with storage under and crisp white bed linen with cosy throw. Shower room With an electric shower, wash basin and WC with mirror over and storage, electric heated towel rail. Outside: There is a shingle fully-enclosed courtyard area to the front of the cottage, with table and chairs, seating four people making this a great place to enjoy breakfast or al fresco dining. There is a one parking space to the side of Playson Cottage just opposite Sexton's Yard.

The Hideaway is a contemporary newly renovated period cottage tucked away in Docking village. Its new owners have transformed this cottage into a stylish holiday home by creating a light and spacious open plan sitting area with a wood-burning stove and a newly fitted kitchen. Upstairs there are two bedrooms and a modern shower room, making this perfect for a couple or a family. Outside there's a rear enclosed courtyard garden ideal for dining al fresco. It is conveniently located in the Docking village, set back from the road, within walking distance to a village pub, shop, thriving fish & chip shop, children's playground and fishing lake. The charming Georgian village of Burnham Market, plus the beautiful coast at Brancaster and Thornham are only 10 minutes drive away. Dogs are not permitted
Ground Floor Downstairs has been completely refurbished with an open plan spacious sitting and dining area with oak flooring, leading through into the kitchen. Cloak/utility room: hand basin, WC, chrome heated towel rail and a washing machine. Sitting area: lovely light and spacious area furnished in a contemporary style with a newly installed wood-burning stove and steps leading up the the new kitchen area. All newly furnished in 2018 with a large grey fabric sofa, two built-in bookshelves with a good selection of books and DVDs for guests to enjoy, comfy bench seat with cushions (over handy built-in storage cupboards), foot-stool and flat screen freeview digital TV and a DVD player. Kitchen area: contemporary new kitchen well-equipped with an electric oven, microwave, slim-line dishwasher, fridge and freezer. There's a skylight and glazed doors, opening out to the courtyard garden, making it feel light and airy. For dining there's a white kitchen table with four stools. The staircase is not steep and there is a hand rail. First Floor Bedroom 1: well presented with a king-size bed, bedside tables and lamps, chest of drawers and clothes hanging hooks. Bedroom 2: a smaller room with twin beds, a central bedside table and lamp and built-in overhead storage cupboards. Shower room: superb contemporary newly fitted walk-in shower, hand basin, heated towel rail and WC. There is a travel cot available if required (conveniently stored in the cupboard under the stairs) and a highchair (stored in the cupboard in the sitting area). Outside Although there is no designated off-street parking spaces there are no parking restrictions in Docking village and it is usually possible to park nearby the cottage. At the back of the cottage is a fully enclosed walled courtyard garden which is paved, with a wooden picnic bench. There is a pathway from the side of the cottage with a wrought iron gate leading to the garden.
Docking All roads in North Norfolk seem to lead to Docking. It's a busy village with an excellent small supermarket and post office, a fish and chip shop, blacksmith, village pub, a large village playing field, tennis court and bowling green. It also has its own weekly village market every Wednesday morning at The Ripper Hall between 9am and 1pm, where a great selection of local produce is available. On Mondays freshly cooked wood-fired pizzas are available from Bordolis outside Ripper Hall - delicious! Docking also has its own coarse fishing lake that is available on a day ticket basis. The village is perfectly placed for the North Norfolk Coast and its long, fine sandy beaches. Brancaster and The Royal West Norfolk Golf Club are about five miles away. There are two golf courses in Hunstanton, which is less than eight miles away. The Titchwell Bird Reserve, home to terns and waders is close by. The ultra fashionable Georgian village of Burnham Market, Sandringham and the market towns of Fakenham and King's Lynn are also nearby.

The accommodation is perfectly located for easy access to the beach, harbour, pubs, and the Coasthopper bus stop. It has it's own private outdoor seating area and parking and comprises an open plan living area with kitchen and dining area. The Blue Room is brightly furnished and very comfortable.
The Blue Room at Redwings is located within a few minutes walk from local pubs, the Coasthopper bus top and the main coastal path.
We are located in a very quiet private road. The outdoor seating area is South facing and therefore great for sitting outside during the summer months.

The Old Bakery is a gorgeous two-bedroom bolthole perfectly situated in the heart of Burnham Market yet only a short drive from the spectacular North Norfolk coast. This well-appointed retreat is just a short walk from the centre of vibrant Burnham Market with its fantastic selection of boutique shops, galleries and eateries making it the perfect hideaway for couples and groups of friends or family. As you step inside this beautiful property, make your way up the staircase into the stylish living space which theowners have tastefully furnished to create the ultimate luxury retreat. The sitting room is the perfect place to sit back and relax after a day wandering the beautiful beaches of North Norfolk. On a winter’s evening, light the wood burning stove to warm your toes and add a real ambience to the room.There is a TV with built-in Freeview, DVD Player and a Bluetooth speaker. During fine weather, glass bi-fold doors can be opened onto the rooftop terrace for al-fresco dining in the sunshine! Along the corridor is thestylish kitchen which is a great space to cater and dine in and well equipped with everything you could need from a self-catering property. This includes an induction hob, oven, fridge with freezer box, integrated dishwasher, washer/dryer and a dining table seating six. Nelson Cottage is a charming period mid-terrace Norfolk cottage which has been tastefully refurbished. It is beautifully presented throughout with a contemporary bathroom and kitchen, a comfortable sitting room with an open fire-place, with the advantage of free Wi-Fi and BT Vision. It is conveniently located in the heart of Burnham Market within a short walk to the village green with its great selection of independent shops, galleries and places to eat. There is a fully enclosed courtyard garden which catches the afternoon and evening sun, and it's only 2 mins walk to the playing fields with tennis courts and a childrens' playground. Dogs welcome (small additional fee of £20 per dog)
Ground Floor Sitting Room: Tiled floor with underfloor heating and a large comfortable L-shaped sofa with plenty of cushions. This is a charming cosy room with an attractive exposed brick wall, an open working fire, sofa and a flat-screen TV with BT TV package, including BT Sport, and a DVD player. There is a large walk in cupboard by the front door for hanging coats and storing footwear, dog-leads etc Kitchen: With underfloor heating, pale blue painted units, windows overlooking the courtyard, halogen hob, electric oven, cupboard housing fridge (with ice-box) and a microwave. There's a kitchen table which will seat 4. Door to the stairs up to the first floor. There is a washing machine housed between the kitchen and the bathroom. There is a door leading from the hallway between the kitchen and bathroom into the back courtyard. Bathroom: contemporary bathroom with underfloor heating, a bath shower, hand basin, WC, heated towel rail. First Floor A fairly steep cottage staircase with a hand rail. Bedroom 1: Beautifully presented large light and airy room at the front of the cottage with church views, a king-size bed, bedside tables and lamps, boudoir chair, chest of drawers and a built-in wardrobe. There is a storage heater. Bedroom 2: Smaller room which has a double bed and chest of drawers. The bedroom is at the back of the cottage and overlooks the courtyard. Please note that there is an additional mattress stored under the double which may be used if required. There is a storage heater. Outside At the back of the cottage is a full enclosed, newly paved courtyard garden with a new bronze steel 4 seater garden dining table and chairs set with parasol. In the courtyard also there is a garden love seat with cushions (stored inside). There is a Weber bbq for guests to use housed in one of the outside storage sheds. The courtyard is a real sun-trap and enjoys the afternoon and evening sun. Although there is no designated off-street parking, there are no parking restrictions and it is usually possible to park outside. Please note that there is a right of access through the garden by the neighbouring cottage, but this is rarely used and so should not disturb guests.
Burnham Market A delightful Georgian village which is situated a stone’s throw away from the glorious North Norfolk coastline and is the largest of the 7 Burnham villages. At its centre is a large village green surrounded by striking Queen Anne and Georgian buildings, with 2 churches that lie at each end of its broad main street. Unlike many other English towns which are dominated by multiples, Burnham Market has a traditional post office, butcher, baker, hardware shop, fish shop and chemist for all the necessities of everyday life, but there are also over 30 highly original independent and specialist shops, selling a wide range of exciting deli products, vibrant and stylish accessories for home and garden, smart clothes shops, and books old and new. There are some great places to eat, the best being the renowned Hoste Arms which is a 17th Century old coaching house and is open all day. As a result Burnham Market attracts many celebrities and cosmopolitan visitors, getting very crowded in the holiday periods, earning the nickname “Chelsea-on-Sea.” There is an annual summer music festival with professional musicians entertaining residents and holiday makers in various venues such as the lovely church of Burnham Westgate at the western edge of the village. From the end of November the village is beautifully lit with Christmas lights and it makes the perfect place to visit for Christmas shopping.

North Creake has a friendly local pub within a short walk of the cottage. Creake Abbey, renowned for its restaurant, farmers' market and craft fairs, is under half a mile away. There is a huge network of excellent footpaths on the doorstep for dog-walkers. There are some great pubs and eateries nearby, including the Duck in Stanhoe and the Black Lion in Walsingham. The cottage has a pair of resident tawny owls and swifts nest in the roof in the summer months, which is increasingly rare around here. The cottage is 2 miles from Burnham Market and within 5 miles of Burnham Overy Staithe, Holkham, Wells and Brancaster beaches which, if you do not already know them, are well worth googling as they are amazing.

There are communal washing machines and tumble dryers which are free to use for guests. The lounge is equipped with wifi, flat screen TV, dvd and music system. There are some guides, maps, books, games and dvd's left for guests to use. There is a small table for dining with views out to the sea. The bathroom has a bath with a full height electric shower. In the garden room downstairs there are extra chairs and deck chairs for guests use. There is a torch provided in the hall way cupboard for evening refreshment strolls and binoculars for wildlife viewing.

Wells 6 miles, Burnham Market 3 miles, Thornham 3 miles and Holkham 5 miles. all serviced by the local friendly coast hopper bus service so you can walk and talk as far as you wish then jump on the hopper home.     This lovely old railway cottage has been family owned for 50 years and recently refurbished. It boasts a good sized kitchen and living room, log burner and pantry. It has an authentic stairway leading to 3 bedrooms and smart bathroom with a shower and bath. I am offering 2 night minimum stay on either a CLEAN AS YOU LEAVE basis or if required at an additional cost (£25) a cleaner service and an understanding that you need to TAKE YOUR OWN LINEN. The cottage has secure external bike storage.
    At present, guests are required to take their own linen and towels and also be prepared to leave the cottage clean and tidy, or be prepared to leave additional money for a pre arranged cleaner. Well-behaved dogs are very welcome , if they are kept downstairs. There is a private garden accessed through the courtyard, with seating area and washing line. Cottage sits in an enclosed courtyard, sharing this space with 3 other properties. There is a large recreation ground opposite and it is a short walk to the village. External, covered and secure storage available for keen cyclists.
    The cottage is located just outside the busy hub of Burnham Market, opposite a large recreation ground, playground and tennis courts. Burnham Market is a very popular destination in Norfolk with The Hoste pub and 29, a new and contemporary restaurant alongside many independent shops. The north Norfolk coast and town of Burnham Overy Staithe is situated 1.5 miles away, Holkham 3 miles, Wells 5 miles and Brancaster 6 miles.

The spectacular Brancaster Beach with its miles of golden sands is an easy walk along the Marsh Path.
    Brancaster Bakery Cottage (reputedly the flour store for the bakery in its day) has a fully fitted kitchen with new AEG dishwasher, washer-drier, oven, hob, Bosch Fridge and Nespresso coffee machine. The bathroom has a walk-in shower, heated towel rail and illuminated mirror with shaver socket. The luxurious bedroom has a king-sized White Company bed and super-comfy mattress, with Egyptian cotton Designers' Guild bedding. The living room has modern sofa and easy chair, dining table, coffee table and flat screen TV. Guests have their own outside sitting area with table and chairs.     Brancaster is a jewel set in North Norfolk's coast. It has a beautiful local beach with miles of wide sand and open skies. The historic Royal West Norfolk Golf Club is here and in the local villages you will find sailing at Brancaster Staite, shopping in Burnham Market and all the other attractions of North Norfolk. The RSPB bird sanctuary at Titchwell is just down the road. Bring your binoculars! Nature lovers will find much to see, and the famous Norfolk skies give superb star-gazing. The area is exceptionally well provided with excellent pubs and restaurants, so you will always find fabulous food and drink if you don't want to self-cater. It is truly a foodies paradise. When in season the famous Brancaster mussels are a plumptious treat. Other fish are also caught locally. The White Horse in Brancaster Staithe has it's own smokehouse and Gurney's fish shop has two outlets. Drove Orchards and the Thornham Deli are just down the road if you do need provisions for picnic lunches or supplies to cook dinner.

Be sure to visit Wells-next-the-Sea, a delightful unspoilt historic town on the North Norfolk Coast with a jumble of old buildings and lanes still existing from its heritage as a port and former maltings industry. The picturesque quay and waterfront is still very much a working port with stalls selling local shrimps and crabs Docking: All roads in North Norfolk seem to lead to Docking. Beaches: This stretch of coast has more than its fair share of beautiful beaches and they are some of the cleanest in Europe. Wells Beach is a beautiful sandy beach edged by pine woods. Holkham Beach on the Holkham Hall estate is equally stunning (The all day parking ticket is transferrable to Beach Road car park, Wells-next-the-Sea). Wildlife: Large numbers of ducks and geese winter in North Norfolk and most of these species can be seen on the lagoons at nearby Titchwell Reserve. The commonest species are teal, wigeon, mallard, gadwall and shoveler, with smaller numbers of pintails and goldeneyes. In the evenings, thousands of pink-footed geese can be seen flying in formations to their roost sites along the coast.

Lovingly looked after by the owners, this charming cottage attracts many repeat visitors who come to enjoy the peace and tranquillity of the location. The moment you step inside, this cottage it feels warm and homely. With pamment-style tiles and warm colours throughout, this cottage has become a firm favourite with Norfolk Hideaways' guests over the years. The dual aspect sitting room offers views of both the front and back garden and there is a wood burning stove which you can snuggle down and enjoy during the winter months. In the summer, open the french doors and let the sunshine in. There is a separate dining room with table seating six and a spacious well-equipped kitchen with modern appliances. Off the kitchen there is a handy boot/utility room, perfect for removing muddy boots and wellies and drying dogs after a day on the beach!     For a quiet, relaxing stay overlooking gorgeous rolling hills and near to glorious beaches then this is the place! The Seashells has the lovely sandy beaches of Brancaster, Holme and Holkham on its doorstep. These popular coastal villages including Thornham and Burnham Market have a great selection of restaurants, the nearest being the renowned White Horse just a few minutes walk from the cottage. The cottage has been recently renovated; it’s fresh, simple and comfortable, all on the one level.
    The cottage is detached and all on one level. The kitchen diner is new and fully equipped including a microwave and washing machine. There is plenty of nice, new crockery and glassware, a teapot and cafetiere. This is a light and airy cottage, it is open plan through to the lounge and conservatory with stunning views overlooking Barrow Common, where you can easily spend an afternoon relaxing watching the bird life and open fields. There is a flatscreen TV with Netflix, DVD and DAB radio with IPod docking station. We also have a selection of games, puzzles and books for young and old, plus a few toys and a night light for the little ones. The master room with ensuite and bunk room overlook the garden, with the twin to the front. Comfortable beds with a summer and winter set of duvets depending on your preference. The new central heating, log burner (with plenty of logs supplied) and solar panels ensures plenty of hot water and a cosy stay! If you have time and enjoy some healthy competition there is the games room that’s in the garden with a table football, fun for all!

A short four mile drive or walk away, is the pretty sailing harbour and village of Burnham Overy Staithe where you can enjoy walking out to what is often a deserted beach ... otherwise hop in the car and head to Brancaster beach, Wells-next-the-Sea or Holkham, where you will find endless miles of soft sand or bring your bike and cycle the quiet lanes where you will see birdlife and wildlife in abundance. The coasthopper bus stops at various locations in the village and offers endless opportunity to combine a long walk with a lift back!     Gorgeous 200yr old flint cottage in quaint English Village. fully modernised with traditional features. Sleeps 4 in kingsize and twin with cosy sheets and towels. Private garden with patio, BBQ and seating area. Superfast broadband and smart TV. Equipped for children and welcomes a well behaved dog. Close to the centre of village with restaurants and independent shops. Parking outside the cottage. Near local sandy beaches and many attractions in the local area.
    The main door leads to the open plan living room and kitchen. The John Lewis furniture is spacious and welcoming for at least four people. There is a supply of board games, books and small people toys. There is a wood burning stove with some supplies in winter. The smart TV is enabled for Netflix, Amazon prime and NOWtv (subject to your subscription). There is superfast broadband and bluetooth connected stereo. The kitchen has a full batterie of equipment. We have tried to think of everything including blender, small slow cooker and a rolling pin. There is a brand new induction hob and new oven this year. There is a large fridge freezer and a washing machine. There are two doors one leading to an enclosed Norfolk staircase. The stairs take you to two good sized bedrooms. The master has a feature fire place (non burning), king size bed, drawers and wardrobe. The twin has two full size singles, wardrobe and drawers. Both beds have cotton sheets and good size towels for use inside the cottage. *bed linen provided* The other door leads to a bathroom. There is a bath with an over thermostatic controlled shower, wc, basin and heated towel rail. On the way put to the garden is a second toilet which also stores the hoover and brooms etc. Outside is a private garden with small play space and then ample size patio for bbq's and eating out. There is a garden shed where 2 large and 2 small bikes can be stored (at owners risk), and a washing line for clothes drying. The house has good quality electric heating on a timed basis. (There is no gas in the area) The garden is next to the neighbours with a shared access so it is not enclosed / suitable for dogs. There is a children’s playground 200 yds away and 20 metres from the cottage, across the road is access to fields for exercising dogs. *dogs welcome*. There is no private parking but it can almost always be found on the road directly outside the cottage, on the other side of the road or by the wall a small distance down the road. Access to the cottage is by the front door. There is free superfast wifi. There is a house phone to make calls in the local area and to ourselves should you need assistance
    The local village has all the amenities you require. There are independent shops and boutiques, a few clothes shops and the largest hat shop for miles around. There are exquisite restaurants and a few local pubs within walking distance. A local babysitter can also be provided. Slightly further away are two Michelin starred restaurants. The area has a wide variety of attractions to suit everyone. From sandy beaches to theme parks and stately homes. There is comprehensive information in the cottage.

    This is one super little cottage! Having undergone a total facelift, Snowdrop Cottage has been given a brand new lease of life. With a great deal of thought and a smart use of space, this now chic, petite and rather smart bolthole in the ever desirable village of Burnham Market is the just the place for a romantic break, however friends and a small family will love it too! An attractive Georgian cottage set in the middle of a small row overlooking All Saints Church, you will find Snowdrop Cottage at the lower end of the village on a quiet side street. Very handy for the many local amenities that this pretty, historic village offers, the cottage is just a short walk from the shops, boutiques, galleries and superb restaurants set around the picturesque village green. The ground floor is open-plan and dual aspect, and consists of a comfortable sitting area with wood burning stove and a modern, fitted well-equipped kitchen featuring a stylish copper sink which sets the tone for some matching highlights dotted here and there. Up the stairs (steep but straight), are two dreamy bedrooms with good quality mattresses and pretty linen, along with a smart bathroom. Outside, at the back of the cottage is a small open area with a bistro table and chairs - simply perfect for enjoying a lazy morning cuppa or evening meal with a glass of wine on a warm summer's night. Snowdrop Cottage is the ideal base for a short or longer break at any time of the year. There is plenty to keep you entertained if you don't want to venture too far afield. There are all-weather tennis courts in the village too, so don't forget your rackets if you fancy a game! If you feel the need to get out and about and explore the nearby stunning coastline, you can always leave your car behind and jump on the Coasthopper that regularly passes through the village and stops at all the coastal villages between Kings Lynn and Cromer. Birdwatchers will be excited to know the cottage overlooks the famous RSPB bird reserve at Titchwell and they will be able to watch the geese flying over the marshes in the autumn and winter as well as the migratory birds all year round. There is a short walk to the quiet beach over the marsh and only a five minute walk to Titchwell Manor and Briarfields Hotel, both serve delicious food.
