Where in downtown is the building located?

The building location is central. Everything is within walking distance, less than 2 minutes away including hundreds of bars, clubs and restaurants. The address is provided when you book.

Do you have a pool?

Does the apartment come with toilet paper?

Yes, it comes with one roll of toilet paper per bathroom.

Does the apartment have anything to cook with?

Yes the apartment has minimum 2 pots or pans to cook with on top of the stove and 1 baking pan within the oven.

Does the apartment have a coffee maker?

Yes, the apartment comes with a coffee maker and since the apartment is downtown the morning will be pouring different exotic smells of coffees downtown from many different stores.

Does the apartment have any dishes to eat with or drinking ware?

Yes, the apartment comes with eating dishes and drinking ware as pictured within the photos.

Does the apartment have any shampoo or soap?

Yes, the apartment comes with sample size shampoo and soap for showering. If you would like anything additional we have a 24/7 concierge service.

Does the apartment come with Towels?

Yes, the apartment does come with towels. The total amount of towels will equal the amount of guests that are checked in within the reservation.

What is the earliest time you can check in?

3pm, Or if it is in written agreement that you may check in earlier it depends mainly upon the guest that checks out and the condition they leave it in. Most of the time people check out at noon and we need at least 3 hours to turn the place over to get it ready for the next guest. If you prefer an earlier check in we can have the place turned over as a rush and charge you an extra fee such as fifty dollars if you check in any time before 3pm.

Do we offer tickets or discounts to Universal Studios, Disney and other theme parks?

No we do not offer theme park tickets however within many of the local malls such as Florida Mall and within International Drive you may find many vendors that will sell deeply discounted tickets.

If this is your first time using Airbnb what can you expect?

You can expect everything you see in the pictures. If an item such as an iron or blender is not in the picture you can expect it to be there only if the item is within the description or amenities section. We do not stage items and amenities to falsely advertise. Everything you see in the picture you will see when you get there.

If the apartment is missing anything that the guest need how can we request it?

Many times guest will sometimes order specific items ahead of time such as a stroller, car seat or a crib and I will provide a mailing address so it will arrive before they get here and it will be waiting for them. Other times if you arrive at the apartment and you realize you need additional necessities we have a 24/7 concierge service for a fee of one hundred dollars and the cost of the item we can bring you almost anything you request per delivery.

How many Guests do the units sleep

7-9 Guests depending on which unit you book. The unit has three bedrooms and three bathrooms. The master bedroom has a king bed. The two other bedrooms have queen size beds. If you book our 4 bedroom then it has 1 king bed and 3 queen beds. When booking your reservation you must initially book it appropriately with how many guests will be staying in the apartment. For example if you book one guest only one guest will be allowed to stay in the apartment a guest cannot have their own guest.

Any additional guests over the maximum amount will be charged $100 per person.

Will guests have access to the main lobby or lobby elevator?

In order for guest to have one hundred percent access to main lobby or elevator guests must fill out overnight approval and conduct a background check. The cost of the background check approval is two hundred and fifty dollars. To avoid these charges please use the guest access elevators that the host will direct you to.

Are pets allowed in the apartment?

We love pets; however we do not allow them within the apartment. If you are caught with a pet inside the apartment of if we find evidence of a pet being there you will be charged a fine of two hundred dollars. The ONLY pets we will allow within the apartment are fishes as many people win them at theme parks.

Does the guest have to clean the apartment after checking out?

We are aware that we charge guests a cleaning fee, however there are precautions that we ask our guests take before checking out. The cleaning fee charged is for the host’s time checking you in as well as cleaning. Our cleaning fee includes all bed Linens be changed, bathrooms and kitchen disinfected, dust, and a light sweep and mop. The cleaning fee does not cover dishes, trash or any major time consuming kitchen cleaning therefore guests are responsible for taking out their own trash, doing their own dishes, emptying the refrigerator, and cleaning the oven if it’s used and dirtied. There will be an additional cleaning fee of one hundred and twenty five dollars if the above things are left behind.

Are parties or events allowed within the apartment?

We try to maintain the furniture and apartment very well and for that reason absolutely no parties or events are allowed within the apartment. Such events dramatically wear down the furniture and often neighbors complain about the noise. If you are caught throwing a party you will be charged an additional two hundred dollar fee.

What happens if I break something within the apartment?

We understand mistakes happen, However if within the time you are renting the apartments please let us know as soon as possible if something breaks. We will charge you a comparable fee to replace the item unless it is a wear and tear item then you will not be charged. If an item is broke or missing and you did not notify us ahead of time then you will be charged the concierge fee of one hundred dollars plus the cost of the item.

What if I permanently stain the linens or towels provided?

If makeup, blood, or any other hard to remove stain is found on the towels or linens you will be charged an additional fee of one hundred dollars. While we understand accidents happen often times stains end up ruining the linens and towels and they cannot be used again for another guest. Please remove all makeup with a makeup remover before using the towels.

What if bodily fluids are not properly cleaned up?

If for any reason bodily fluids such as urine, blood, vomit, etc. are not cleaned up properly an additional cleaning fee of one hundred and fifty dollars will be applied. While we understand accidents can happen on the towels and linens all other bodily fluids should be properly cleaned before checking out.

Is smoking allowed within the apartment?

There is absolutely no smoking allowed within the apartment. All apartments have an outdoor balcony that allows our guests to smoke, however do not leave the door open while smoking as the smoke will travel inside and leave a distinct smell. If there is any evidence that a guest was smoking within the apartment an additional fee of two hundred and fifty dollars will be applied.

Can I wear my shoes within the apartment?

We require that shoes be removed at the entrance of the apartment and not worn throughout the apartment. Our floors scratch easily and many of our guests have small children so we want to keep the floors as clean as possible. The bottoms of our shoes house a lot of nasty material and germs so it is not only cleaner to remove your shoes but also respectable. If there is evidence of shoes being worn in the house you will be charged a one hundred dollar fee.

Where do I dispose of trash?

In every hallway there is a trash shoot that you can conveniently take your trash to usually only a few doors down and next to the elevators. Please be respectful and put all trash down the trash shoot. Do not leave bags of trash within the trash shoot room.

Is there laundry available on the premises?

All apartments come with a washer and dryer that you are able to use during your stay. We do not provide detergent or fabric softener. If you would like us to provide you with detergent or fabric softener we have a 24/7 concierge service.

How many keys will I be provided during my stay?

We do not have keys for the apartment as we have conveniently installed automatic locks on all of our apartments. You will be able to lock and unlock the door easily with the code that we provide you. All codes are changed after each guest visit leaves the apartment so you can feel secure within the apartment. This minimizes the risk of someone making a copy of our keys. You will however be provided with a key fob that allows you access to the elevators. You will receive one key fob. Please do not lose it as they are $250 to replace.

What if I can’t get in touch with my host?

If you’re having trouble getting in touch with your host, here are a few suggestions:

• Give your host a little time to respond. Keep in mind that your host may live in a different time zone.

• Try contacting your host using a different form of communication. You can try reaching them by:

o Sending a message on Airbnb: Find your host in your Messages and send them a note.

o Email or phone: Go to Your Trips, click View Itinerary next to your reservation, and use the email address or phone number listed.

What happens if I checkout late?

Checkout is at 11am for all reservations. We need time to turn over the apartment for the next reservation. Checking out late pushes us back from being able to clean the apartment in time which often means the next guests have to check in late. If you check out at any time past 11am you will be charged a two hundred dollar fee.

What happens if I check in late?

Check ins without additional fees are between 3pm and 9pm. We expect our guests be on time for the courtesy of the host. If you tell your host you will be checking in at 5pm we expect you be there by 5pm. Guests will be charged a late fee of one hundred dollars if they are 30 minutes or more late. Being late significantly messes with the time schedule that a host has set.

What if I want to check in after 9pm?

We consider anything after 9pm a late night check in so there is an additional fee of one hundred dollars. Many of our hosts have children and families therefore late check in needs to be well organized for the convenience of the guest as well as our hosts.

Note: If you are scheduled to check in at 8pm and do not check in until 9pm you will be charged the fee of one hundred dollars plus the late night check in fee of one hundred dollars for a total of two Hundred dollars. Please be on time to avoid such charges
