Charming, cozy studio perfect for a single traveler or couple. My home is located in the East Village, more specifically Alphabet City, where everything you need is at your fingertips. Arguably the best neighborhood in Manhattan! Right next to Tompkins Square Park and only a couple blocks to the Riverfront! There are endless dining options that range from budget friendly to high end celebrity owned.

IMPORTANT! I cannot accommodate early check-in, late check-out or luggage drop-off. Often guests may be leaving and others arriving on the same day. If you are arriving early or leaving late, please book the day before/after or contact me prior to booking and I may be able to offer a half day discount. If I am not using my apartment, it means I am traveling and am therefore unable to coordinate outside of the posted timelines. There is luggage storage close by (provided by bagbnb) if you want to unburden and explore while you're waiting for check-in or a late flight. Ask me for details. I use smart pricing and do not negotiate as my place is generally booked well in advance. Please don't ask for a lower price than what is advertised unless you are planning on staying for a month or longer.

THE BUILDING: A small tenement built in the early 1900s. The building is old, and charming in its own right. You will be walking up TWO FLIGHTS of stairs. There is NO elevator, so if you have mobility issues or are unable to climb stairs, please do not book. The building is located on a darling gingko tree-lined street with an eclectic mix of properties and low car traffic.

THE APARTMENT
A tiny, albeit comfortable, studio that faces away from the street overlooking a rear yard with plenty of chirping birds and sunshine. Why share an apartment when you can have your own kitchen and private bathroom? The full size bed has one of the most comfortable memory gel mattresses you will ever sleep on. You will also enjoy feather pillows and brushed microfiber sheets with an all season duvet. For those rainy days, grab a book or binge watch Netflix on the Smart TV (sorry, no cable).

Since the place is small, there is no chest of drawers but there is plenty of shelf space and a luggage rack for your use. I will place my personal belongings in the locked closet but feel free to hang your things on the small clothing rack or behind the door.

THE BATHROOM
Full bathroom with a tub/shower. The water pressure is great and I provide all necessities: shampoo, conditioner, body wash, towels, face cloths, etc. The bathroom is a bit outdated and I'm trying to convince my landlord to allow me to spruce it up.

KITCHEN
You will find pots/pans, dinnerware, glassware, a k-cup machine, a ninja blender, toaster, microwave, kettle, basic cooking utensils, cutting board/knives, etc. Pretty much everything you need to LIGHTLY cook and take care of basic kitchen tasks. If you're looking to cook big meals, my place is not suitable.

CLEANING
Until the COVID-19 situation is under control, there will be a cleaning fee of $80 to ensure proper disinfection after each guest.

HEATING/COOLING
There is a window air conditioner and a ceiling fan for those hot summer days and a gas heating unit for those wintery nights. I kindly ask that whenever you leave the apartment, you turn them off, especially the heater (fire hazard!). Electricity is really expensive in New York City so I try to conserve.

CHECK IN/CHECK OUT
If I am not present at check-in there is a lockbox nearby. I will provide specifics on checking in and out on your day of arrival as the code is changed each time.

I generally airbnb my apartment when traveling. It's kind of a grey area and I like to be discreet when it comes to neighbors, etc. There is a big war going on right now between sites like airbnb and the big hotel industry and a lot of regulations are being thrown around concerning home sharing. Therefore I ask that you do not mention airbnb to any of the neighbors or building staff.

My building is old, over 100 years old. The hallways are outdated, the floors are a bit slanted and the walls are thin. There is no elaborate Ritz Carlton lobby and you probably won't be impressed by the paint job in the common areas but I keep my apartment clean and cute. If you're looking for a place to hang out all day, you may want to find something larger. My apartment is great for fixing a quick meal, freshening up or relaxing on a rainy night... just big enough for two people that really like each other.

New York City can be NOISY especially on the weekends and holidays. You may hear police sirens and fire trucks, garbage trucks in the middle of the night, the air conditioner and the heater, the occasional disrespectful neighbor, car stereos, children playing, and my favorite, chirping birds outside the window. I provide disposable earplugs for light sleepers.

This place may not be for you if:

a) You can't or don't want to climb two flights of stairs
b) You don't like sunlight and chirping birds in the morning
c) You need more than 250 square feet of living space
d) You need absolute silence to sleep
e) You don't appreciate old, charming buildings
f) You don't clean up after yourself
g) You need to be right next to the subway

If you're looking for an authentic neighborhood with local flavor, native NYers, darling boutiques/vintage shops, bodega cats and every type of food/drink you can imagine -- you have found the right listing!

So many gardens, so many restaurants, so many winebars, so many coffee shops. You can find it all here folks. A few local favorites include: Ninth Street Espresso, Esperanto, Loverboy, Summit, Mace & The Wayland.

Tompkins Square Park is right next door where you can spend hours laying in the sun on the main lawn, listening to live jazz music or participating in one of the many festivals. Check out the farmer's market on Sunday, stop by the dog park to watch the adorable pooches frolic or grab some local grub and partake in one of the many free movie nights.
