Located precisely on the border of the 'Parque Nacional el Montnegre y el Corredor', overlooking the valley of 'Sant Cebrià de Vallalta' and the beach town of 'Sant Pol de Mar' along the Costa Maresme of Catalunya/Barcelona, the Villa CatalAruba is - surely so - uniquely defined as 'A touch of the Caribbean paradise island Aruba in the midst of Catalonia'. The property has modern interiors/exteriors with a large, lush garden with pool, outdoor sitting and dining area with great sea view.

Accessed via a 2 km swirling but picturesque road through the lush woods just outside the town center of Sant Cebrià de Vallalta, you will arrive as if approaching an oasis, suddenly at the entrance of the Can Palau private subdivision; an area in the mountains with relatively all new private villas and homes. At the top area of this subdivision, you will find your private oasis of Villa CatalAruba, a modern and very spacious 4-bedroom/2-bathroom villa with a large tropical garden, free-style swimming pool (which can be heated at a small additional charge), BBQ facility and exceptional panoramic mountain and Mediterranean sea views!

This villa has a totally new and modernly decorated living room area featuring an all-white durable faux leather sofa with electronically reclining relax chair at left end and a chaise lounge right end, supplemented with a matching leather lounge chair and a 50' HD Smart TV, Satellite TV connection and BlueRay DVD Home Theater set. There is an amazing sea and pool view from your living room, which latter flows gracefully into the dining area with custom designed cutlery cabinet and an 8-seat extendable glass dining table.

Adjacent to the dining area is the fully equipped modern kitchen, including built-in white goods such as a cabinet-look dishwasher, stainless steel microwave/convection oven, stainless steel conventional oven and stainless steel full-size refrigerator. All the utensils and appliances that you would generally need to prepare your exquisite holiday meals are available in this kitchen and, most importantly, lots of extra storage space!

Off the rear of the kitchen there is the main entry hall which lends access to the hall towards the bedroom wing of the villa with all four bedrooms on the right side, all thus facing the vast sea beyond the Costa Maresme. First in the bedroom hall on your right you will find the fourth bedroom/office with a modern Murphy bunk-bed, built-in modern closets, office desk, access to terrace and sea view. Next is the third bedroom with two attachable twin beds (thus can also be used as a queen-size bed), built-in modern closets, access to terrace and sea view. Continuing through the hall is the second bedroom with a queen-size bed, built-in modern closets, access to terrace and sea view. The second bathroom is on the left side of the hall, with a contemporary vanity, modern toilet and bidet, shower and whirlpool tub for every guest's ultimate relaxation. At the end of the hall you will find your master bedroom with a king-size bed with a most comfortable high-end viscosity mattress , walk-in closet area, and of course also access to terrace and sea view! The private master bathroom similarly has a contemporary vanity, modern toilet and bidet, shower and larger whirlpool tub.

From the main entry hall you also have access to the laundry room with washer, dryer, iron and iron board, the rear court yard and the two-car garage with remote controlled panel-fold door.

The most exciting spaces of the premises are the outdoor entertainment areas! There is a covered area with natural stone backdrop, having a comfortable terrace sofa set and an outdoor dining set, right next to the built-in full-size charcoal BBQ grill, all overlooking the fairly sized kidney-shaped swimming pool and the Mediterranean Sea....!

The final complementing feature of Villa CatalAruba is the 3-level 1,000 square meter large tropical garden, with at the top level a small cacti-inspired garden; at main level many palms, flower trees, herbal trees and olive tree, whereas all grounds are covered with grass lawn, natural stone (pool terrace) and white gravel. The sub (front) level of this large garden will entice you with more herbal, fruit and flower trees as well as a fish pond above which there is a convenient wooden pedestrian bridge for your leisurely walk through the garden.

Vacation Rental Agreement


1. AGREEMENT: Alan & Rachel Riley, the Owner of the property, and, the Guest agree as follows: Guest is an adult of at least 28 years of age and is an occupant of Villa Catalaruba (The Unit) during the entire reserved period as agreed in the quotation and accepted by Guest via email. Other occupants will be family members, friends, responsible adults or children under direct adult supervision. Use of the premises will be denied to persons not falling within the foregoing categories or if the party count surpasses the stipulated agreed or maximum occupancy, and as a result they would have to vacate the property without any refund. Any complaints from neighbors regarding excessive noise or other nuisances may be cause for immediate termination of the rental agreement and forfeiture of the guest’s security deposit and rents.

2. PAYMENT & SECURITY DEPOSIT: Payment is preferred through Airbnb, the total amount must be paid before arrival. The security deposit of €500. In case of breaks in the property by the guest, the owner through Airbnb, will claim the amount of money from the guest. The guest is responsible for all replacements and repairs that are outside of what is considered normal wear and tear and the Guest hereby authorizes the OWNER to withhold all or part of the security deposit. If the replacement cost, repairs and / or other charges of the Guest in accordance with this agreement exceed the security deposit, the Client agrees to pay the difference to the Owner. In the case of a dispute related to a charge, the arguments must be heard in the jurisdiction where the property exists.

3. CANCELLATION: RESERVATIONS ARE CONSIDERED BOOKED WHEN THE GUEST’S CREDIT CARD INFORMATION, OR PAYMENT THROUGH BANK WIRE TRANSFER, IS RECEIVED. To cancel this reservation, notice of cancellation MUST BE IN WRITING AND RECEIVED MORE THAN 60 RESPECTIVELY 30 DAYS PRIOR TO YOUR CHECK-IN DATE. The Owner will refund the sums you have paid, less a cancellation fee equal to: (a) 0% of the total amount for cancellations received more than 60 days prior to arrival date or (b) 50% of the total amount for cancellations received between 60 and 30 days prior to arrival date. If your notice of cancellation is RECEIVED LESS THAN 30 DAYS PRIOR TO YOUR CHECK-IN DATE, Guest will forfeit all sums paid unless The Owner is able to re-rent the property to someone else, at the same rate for the same period. In the event the property is re-rented for less than the original amount of rent, canceling Guest will receive the balance of his advance rental payment less an amount equal to 50% of the original rent and less any amount necessary to make full payment to the property Owner. Guest hereby authorizes THE OWNER to charge Guest for any outstanding balances for reservations cancelled less than 60 respectively 30 days prior to check-in date.

4. PETS: Pets are not allowed in, at, or around our rental property. Absolutely no cats, birds, dogs or exotic animals are allowed in any areas of the premises.

5. SMOKING: Smoking is not allowed inside any of our rental property. Smoking is however allowed on the terraces of our rental properties, or on the exterior areas of the complex.

6. CHECK-IN: Check in time is 4:00 p.m. on your day of arrival. Keys will not be handed over with a balance owing or without a signed rental agreement. We request you to always call-in your expected arrival time, especially if you are going to be arriving late, in order for us to make appropriate check-in arrangements.

7. CHECK-OUT: Check out time is 10:00 a.m. on your day of departure. A €50.00 fee will be charged for each 1/2 hour past the required checkout time, as we often have guests leaving and arriving the same day leaving the cleaning services a small amount of time to clean. €25.00 per item fee will be charged for each lost key or each lost beach towel. You will be handed rental the check-out procedure upon arrival. Please read, and follow the check out directions prior to departure.

8. CLEANING: The property will be inspected, sanitized and cleaned before your arrival, weekly during your longer stay and after your departure. The cleaning fee is included in your rental fee so that you can enjoy your vacation up to the last moment. YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure dishes are washed and put away, the used bed linen and bath towels are put on the floor, the beach towels are washed and the unit is generally picked up and ready to be swept, mopped, dusted and sanitized. If additional cleaning is required, appropriate charges will be charged at a rate of €50.00 per hour, which includes freshening from undesired cigar/cigarette smoke. REMEMBER: NO SMOKING inside the unit!

9. TELEPHONES & INTERNET SERVICE: Our Unit may be equipped with a telephone to be used free of charge for local calls only. Should long-distance calls inadvertently be charged to the Owner of the unit, Guest agrees to pay for calls plus a €25.00 processing fee, and hereby authorizes THE OWNER to charge such amount to Guest’s Deposit pursuant to article 2 here above. Your unit is provided with a free unlimited usage of broadband wireless internet service. THE OWNER is not responsible for the operation or maintenance of DSL or other high speed internet services, but shall assist the Guest in the event of any malfunction.

10. WHAT WE SUPPLY: The property is, unless otherwise noted on our website, equipped and set up as a fully furnished property that will include bedspreads, linens, blankets, pillows, towels, beach towels, a fully equipped kitchen, TV, and furnishings. Paper products (toilet paper, kitchen towel, garbage bags) are supplied by the Owner of the property, but will not be replaced if consumed. Staples (salt, pepper, foils, wraps, etc) are also stocked by the Owner of the property. We may not have all the items you may be accustomed to having in your home. If there is a special type of item you are accustomed to using please provide for those items by bringing them with you. Occupancy is based on sleeping capacity; each unit may not have ample dining/living room seating to match bed capacity. You should bring personal items such as bath soap, shampoo and toiletries.

11. LIABILITY: THE OWNER does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity, plumbing, telephone or ADSL. Nor will THE OWNER accept liability for any loss or damage caused by weather/road conditions, off- premise inconveniences, natural disasters, acts of God or other reasons beyond its control. NO REFUNDS WILL BE GIVEN FOR TOO MUCH RAIN, OR LACK OF SUN.

12. POOL & GARDEN: The undersigned is fully aware that the pool and surrounding floor can be dangerous; that the floor can be slippery when wet and that injury is likely to occur to anyone who is not careful. Guest is not allowed to have glasses (drinkware) in or around the pool. The pool & garden will be cleaned and maintained two times per week, it is not allowed to deny this maintenance person access to the property or prevent him from executing the work. It is not allowed to have children that cannot swim unsupervised by the pool area.
With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the Pool & Garden. Use of the pool is for the exclusive use by the occupants of the thereto associated unit, and may thus not be used without permission by other guests

13. MAINTENANCE: THE OWNER will diligently attempt to address maintenance issues as they occur. There is an associated risk of renting a single family residence. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time, and significantly affects the Guest’s stay, THE OWNER reserves the right to refund at their discretion or relocate guests to another property if available.


13. EXPRESS INDEMNITY: The undersigned, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges THE OWNER and the Owner of the property from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold THE OWNER and Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees, the prevailing party shall be entitled to recover reasonable attorney fees and costs.

14. ENTIRE CONTRACT: Time is of the essence. All prior agreements between THE OWNER and Guest are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the parties’ agreement, and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms, and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach. This Agreement shall be governed and construed in accordance with the laws of Spain. The Courts of First Instance in Spain shall have sole jurisdiction over the parties and the place in which the Premises are located shall be the forum for any legal action brought in relation to this Agreement.

By making the booking and first payment the Guest confirms that he/she has read, understands and accepts the terms and conditions of this agreement
