Airbnb recently announced that it would implement a new listing protocol in Santa Monica that makes it easier for hosts to comply with the applicable short-term rental laws.

What is the current law in Santa Monica regarding short-term rentals?

Before you can rent out your home to paying guests, you must obtain a business license from the City of Santa Monica. Santa Monica law allows you to host your primary residence for 30 days or less at a time as long as you (or another primary resident) is present. You can learn more details about these requirements in the short-term rental section of the City of Santa Monica’s Planning and Community Development website.

What is registration?

Registration is the process by which a host enters their license number obtained from the City on their Airbnb listing, or claim that they are exempt from registering.

Who needs to register?

Under existing law, anyone in the City of Santa Monica listing a residential property for short-term rent (less than 31 nights at a time) on a hosting platform like Airbnb must register.

What if I’m listing a licensed hotel or bed and breakfast?

If you are listing a licensed hotel or bed and breakfast, you do not need to register, but you can claim an exemption by following the steps below. Please note that your exemption reason and listing ID will be shared with the City of Santa Monica to confirm that the information is accurate and in compliance with legal requirements.

How do I add a licence number to my listing?

Here are the steps to register for a new license, add an existing license, or claim an exemption:

  1. Go to Your Listings on airbnb.com
  2. Click your listing in Santa Monica
  3. Click Registration at the top of the page
  4. Follow the instructions to register, enter an existing number, or claim an exemption, then click Submit
  5. Repeat this process for all your listings in Santa Monica
