You are directly opposite the heritage listed and iconic Flinders Street Station, there is an Indian restaurant in the building, free trams out the front, and EVERYTHING is walking distance.

The Yarra River is outside the windows - you can see a 2 kilometre stretch of it, heading towards Port Philip Bay.
Melbourne's grand Flinders Street Station is right across the road, and there's a major tram stop at your door.
There's Princes Bridge, The Alexandra Gardens, Crown Casino and it's nighttime flame show.
All of Melbourne's art and culture, shopping, nightlife, sporting arenas, restaurants and activity is at your doorstep.

This apartment is in the middle of everything. You can see what's happening on the Federation Square Stage (and hear it if the windows are open!) and you'll have a birds eye view of every Melbourne fireworks display, Young and Jacksons is a few doors one way, and funky Degraves Street a few doors the other, you can walk to NGV, Southbank, The Bourke Street Mall, Emporium, Melbourne Central, and QV shopping precincts. The MCG is very close (you can hear it, too, on a still day!), Crown Casino is just down the river, and you can tram or train to anywhere from just outside the door.
For dining out, there are many restaurants in Fed Square. Chin Chin, Cumulus Inc, the Movidas and Tonka are all very close, and Grossi Florentino, Vue de Monde, and the China Town and Hardware Lane restaurant precincts are within stroll-home distance.
Staying in the heart of Melbourne means there is always some city noise going on around you, and (especially in the warmer months, when you might have the windows open) you will definitely hear the streets and the buzz. Sometimes the action on the Fed Square stage is audible from the apartment, and if there's a demonstration or parade going on in Melbourne, then it is probably outside your windows, so close them up if you prefer quiet.
You'll find disposable ear plugs in the bathroom cupboard, if sleeping in the city is new to you.
